Senior Property Manager

The Directors of ND Property Management Limited.


ND Property Management Limited provides a bespoke service for residential Block Management and is responsible for maintaining and enhancing the fabric, amenities and services of the common areas of residential property, according to client requirements and in compliance with contract and other statutory obligations. The Company is also responsible for the financial management of service charge and sinking fund contributions.


The Company currently manages a number of high-profile residential properties and, due to continued growth, a new full-time Senior Property Manager is required to assist the Directors.

 Job overview

The postholder will liaise with the Directors, Property Manager, account managers, owners’ representatives and stakeholders to ensure good estate management is followed and to ensure service levels are delivered and maintained.

The goal is to ensure that property under our management is managed appropriately, balancing expenditure and reasonable service levels in accordance with nature of the property, expectation and budget.

This is a senior role and the postholder will have management and leadership experience. The role may suit someone who has experience of property management in a Trust administration or private office environment who is looking for greater independence and direct management.

The postholder will be expected to carry out business development and grow the portfolio of managed properties.

The post offers the future opportunity for a shareholding and stakeholder interest in the business.

 Knowledge & Skills requirement

  • A good understanding of Block Management and current legislation affecting residential Property Management.
  • A basic knowledge of building trades such as cleaning, plumbing, electrical, roofing and carpentry is an advantage.
  • Competence with office management software such as Microsoft Outlook, Excel and Word.
  • Good written and numerical skills (a knowledge of bookkeeping and accounting would be beneficial).
  • Familiarity with Jersey laws and regulations relating to property.
  • Good level of organizational skills and attention to detail.
  • An ability to prioritise and determine key tasks.
  • Management, leadership and administration skills.
  • Awareness of data protection requirements.
  • A full driving licence.


 Responsibilities and Duties

The nature of the work is varied but can include:

  • Inspections - the postholder will be required to visit residential accommodation and inspect common areas in accordance with the contractual obligations of the Company.
  • Dealing with Association and Owner enquiries proactively with care and due diligence
    • In liaison with the Directors, to instruct maintenance contractors and cleaners when required.
    • In liaison with the Directors, to prepare and agree scope of works for repairs and maintenance and to instruct contractors in relation to small works. Follow through all instructions issues and ensure completion in line with agreed time-frame, costs and quality.
    • In liaison with External Suppliers, to co-ordinate collection of service charge arrears including legal proceedings and other breaches of declaration.
    • Maintaining an up-to-date database of owners, contractors, contractor agreements.


Flexible working is offered, however, the postholder will need to attend meetings and call-outs outside standard office working hours. It is envisaged the time required will be around 35 hours per week. The postholder is expected to be contactable during and outside core office hours. The postholder must be able to work evenings and weekends as required by the needs of the business.

The successful applicant will be based primarily at our Spectrum offices in St Helier.


The postholder is required to have a suitable car available at all times. An appropriate allowance will be paid for use.
